Roof replacement in Boca Raton
Tear-off down to the deck, deck repair where the wood needs it, and a new roof system on top.
Tear-off to new roof
When repairs are no longer enough
A replacement starts by taking the old roof off down to the deck. Only then can the sheathing be checked sheet by sheet, and soft or rotted wood replaced before anything new goes on.
On a tile roof that means removing and hauling away a lot of heavy material, so the roof, the yard and the driveway are part of the plan. From the clean deck up, the new roof goes on layer by layer: underlayment, flashing and the covering you choose.
A replacement in Florida is permitted and inspected. It is also the moment to change materials if you want to, within what your community association allows.
Before a replacement starts, ask how the old roof will be removed, how the property will be protected during the tear-off and how the new roof will be fastened for wind. Those answers say more about the job than the color of the tile.
What a replacement covers
- Tear-off of the old roof down to the deck
- Debris loaded and hauled away
- Deck check, with damaged sheathing replaced
- New underlayment across the whole deck
- New flashing at edges, valleys, walls and penetrations
- The new covering: tile, metal, shingle or flat membrane

Signs it may be time
When replacement makes more sense
One sign alone rarely decides it. Several together usually do.
Age
An older roof whose underlayment and covering have reached the end of what they can give.
Leaks in several places
New leaks keep appearing in different spots after each repair.
Widespread tile damage
Many cracked or slipped tiles across the roof, not just a few.
Storm damage over large areas
Whole slopes damaged after a storm, not a single spot.
Sagging or soft areas
A roof line that dips, or decking found soft during an inspection.
An inspection report
An insurer or a home inspection flags the condition of the roof.
Questions
Roof replacement questions
Repair or replace: how do I decide?
If the damage is limited to one area and the underlayment and deck are sound, a repair usually makes sense. When leaks keep coming back, damage is spread across the roof or the underlayment is worn out, replacing it can cost less over time than repeated repairs.
Can I change roofing material when I replace?
Often, yes. Changing from shingle to tile or metal, for example, depends on the structure, the permit and your community association’s rules.
Does a replacement in Broward County follow different rules?
Yes. Deerfield Beach, Hillsboro Beach, Lighthouse Point, Pompano Beach, Coconut Creek and Parkland are in Broward County, which the Florida Building Code places in its High-Velocity Hurricane Zone: roofing products used there need approval for that zone. Boca Raton and the rest of Palm Beach County follow the Code outside that zone. We tell you which rules apply to your address before the work starts.
Do you haul away the old roof?
Yes. Tear-off debris is loaded and hauled away as part of the job.
How long does a replacement take?
It depends on the size of the roof, the material, the deck repairs it turns out to need, the permit and inspection schedule and the weather. We will tell you what to expect before work starts.
